Irvine turns over fast
21.7% of Irvine residents lived in a different home a year earlier, in the Census Bureau's 2020-2024 survey estimates. That is 67,012 people, many of them students, young families and new hires.

Because most Irvine households rent, a mailer should work for both groups. Lead with an offer anyone can use, such as a first cleaning, a free class or a dinner deal, rather than one aimed only at homeowners.
Short words, one clear headline and a phone number large enough to read from across the kitchen do better than long copy. Put the same offer on your website, so people who look you up see the same thing.
If you also serve homeowners with a separate service, run a second version and send it to the routes with the most houses.
