Nashville keeps moving in
19.3% of Nashville residents lived in a different home a year earlier, in the Census Bureau's 2020-2024 survey estimates. That is 131,350 people learning new streets, new schools and new places to eat.
Every one of them needs a dentist, a barber, a gym and a plumber they trust. A postcard that reaches them early has a real chance to become the habit.
How Nashville made our list
Nashville earned 67.8 out of 100 on the EDDM Route Value score we use to choose new city pages. That puts it first among the cities our Dayton, Ohio hub serves.
The ranking looks at owner mailboxes, recent movers, newer housing and travel distance from a hub. In Nashville, the movers count does most of the lifting.
Nashville in numbers
Nashville has 690,130 residents in 313,513 households. Owners live in 164,334 of them, or 52.4%.
The housing is a mix: 168,908 of 344,794 units are single-family detached houses, 49.0%. Another 120,047 units, 34.8%, were built in 2000 or later, and the median build year is 1987.
Houses and apartments on the same routes
With about half the housing detached, many Nashville carrier routes mix houses with apartment and condo buildings. EDDM delivers to every residential address on a route, apartments included, so renters who just signed a lease still get your piece.
If you sell to homeowners only, open each route on the USPS EDDM map and favor the ones with mostly house addresses.

A first Nashville mailing, priced
A starter run of 2,500 6.5″ × 9″ EDDM postcards prints for $359. UPS Ground from Dayton to ZIP 37201 adds $76.89 for that quantity.
Postage is a separate payment at the post office. Plug your route counts into the EDDM cost calculator to see the full figure.
Planning Nashville neighborhood by neighborhood
Nashville is too varied to mail as one block. Some routes are older streets of bungalows close to downtown, others are newer subdivisions farther out, and many mix in apartment buildings.
Before you order, open the USPS EDDM map, click through the routes around your business and write down each residential count. Group them into two or three waves, so you can see which area answers best before you spend on the next one.
Put a clear offer and your phone number on the front of the piece. A new resident scanning the mail on moving week will give it a few seconds at most.
Keep a simple log of each wave and the calls it brought in.
Plan it with Corey
